Increased inflation, construction costs and decompressed yields have moved up the prime annual rent on new production multifamily apartments in Sweden and in Stockholm to SEK 3,200 per sqm a year in 04, compared to SEK 3,000 per sqm in 03.
Transaction volume in 04 came in at SEK 2.73 bn with 22 deals. Investors have all been domestic. Deal sizes have been smaller and mainly located in Stockholm or Gothenburg and portfolios. There have also been a couple of condominium conversions.
